Terms for Using Our Website

Last updated: October 5, 2026

TX Cash Home Buyers is operated by Millennial Home Solutions LLC, doing business as TX Cash Home Buyers. References to “we,” “us,” and “our” in these Terms mean that business.

These Terms of Use govern your use of txcashhomebuyers.com, including its forms, calculators, and informational content. By using the website, you agree to these Terms. If you do not agree, please discontinue use of the website.

Please also review our Privacy Policy for information about how we collect, use, and disclose personal information.

1. Using Our Website

Our website is intended for adults aged 18 or older. You must be at least 18 and have the authority to provide the information you submit. If you act for a property owner or another person, you must have permission to act on their behalf.

Use the website lawfully. Do not submit false or misleading information, impersonate another person, send spam, introduce harmful software, attempt unauthorized access, or interfere with the website or another visitor’s use of it.

2. Property Inquiries & Information You Submit

When requesting an offer or discussing selling options, provide accurate contact and property information to the best of your knowledge. Let our team know if important details change.

Submitting an inquiry does not obligate you to sell your property or require us to make an offer. We may request additional information, review ownership and title records, or arrange property access before determining whether a property qualifies for an option.

You must have the right to submit any photos, documents, or other materials you provide. You authorize us to use those materials to evaluate your property, respond to your inquiry, and carry out the services or transaction you request.

3. Selling Options & Written Agreements

Available options may include Direct Cash Offer, Market Max, and Strategic Listing. Eligibility, terms, and availability depend on the property and your circumstances.

  • Direct Cash Offer: a potential direct purchase of your property. Any purchase price, conditions, and closing terms will be set out in the applicable written agreement.
  • Market Max: for qualifying properties, we agree on your amount upfront and manage the buyer and sale process under the applicable written agreement.
  • Strategic Listing: a potential listing path governed by a separate written listing or representation agreement, where applicable.

Our role as a buyer

When we offer to purchase your property directly, TX Cash Home Buyers acts on its own behalf as a potential buyer and represents its own interests. We do not act as your real estate agent or broker and do not represent you as the seller in that purchase. You are responsible for independently evaluating the offer and deciding whether to accept it, with assistance from advisors of your choosing.

Any separate listing or seller-representation services must be addressed in a separate written agreement identifying the party providing those services and the scope of representation.

Written agreements & transaction expenses

Website descriptions are general explanations. Any purchase, listing, or other transaction requires the applicable written agreement. That agreement controls the price, obligations, fees, conditions, and deadlines for the transaction and takes priority over these website Terms if there is a conflict.

Responsibility for closing costs, commissions, taxes, liens, mortgage payoffs, and other transaction expenses will be addressed in the applicable written agreement and closing documents. Website examples do not determine which expenses apply to your transaction or who pays them.

A property inquiry does not create an agency or representation relationship. Any such relationship must be established separately through the appropriate agreement.

4. Estimates, Calculators & Timelines

Website calculators, estimated proceeds, examples, and comparisons are provided for planning and illustration. They are not appraisals, binding purchase offers, or guarantees of a selling price or net proceeds.

We prepare offers using comparable sales, your description of the property, and other available information. We then verify relevant details through a walkthrough and due diligence. If that review identifies issues that affect the proposed price or terms, we will discuss them with you during the applicable inspection or due diligence period. Once a written agreement is signed, any adjustments or termination rights are governed by that agreement.

A cash offer reflects the amount we are willing to pay for your property under the proposed terms. It is not an appraisal or a guarantee of fair market value and may differ from the price you could receive by listing the property on the open market.

Calculator results and estimated proceeds depend on assumptions about property condition, repairs, market demand, commissions, and closing costs. Confirm the figures and terms that apply to your property with our team and your own advisors.

Advertised timelines are estimates unless your written agreement expressly provides otherwise. Actual timing depends on the property, access, title, closing requirements, and other transaction conditions.

5. Communications & Contact Preferences

When you submit an inquiry, our team may respond by phone or email about your property and requested services, subject to applicable law and your contact preferences. You may ask us to stop calling or sending marketing emails. Use an unsubscribe link where provided or contact our team.

Text messaging is addressed separately below. Providing a phone number or using the website does not, by itself, sign you up for text messages.

We may monitor or record calls for quality assurance and training, subject to applicable law.

6. Text Messages

Message types & consent

If you agree to receive text messages, TX Cash Home Buyers may text you about your property inquiry, including follow-up, appointments, offers, and transaction updates. Messages may be recurring and may be sent using automated messaging systems.

Consent to receive text messages is not required to request an offer or use our services. You must be the subscriber or authorized user of the mobile number you provide and have authority to consent to messages at that number.

Frequency & charges

Message frequency varies based on your inquiry and interactions with our team. Message and data rates may apply to messages sent or received. Contact your wireless provider for details about your plan and charges.

Opting out

Reply STOP to a text from us to opt out. You may receive one confirmation message, after which no further messages will be sent unless you opt in again. You can also contact our team to request that we stop texting you.

Help & support

Reply HELP for help, call (281) 595-7550, or use our contact page. Our team is available Monday–Friday, 9:00 AM–6:00 PM Central Time.

Delivery & number changes

Carriers are not liable for delayed or undelivered messages. Message delivery depends on your carrier and network availability and is not guaranteed. Let us know if you change or stop using the mobile number associated with your inquiry.

Privacy

Our Privacy Policy explains how we collect, use, and protect mobile information and messaging consent records, including restrictions on sharing them for third-party or affiliate marketing.

7. Website Content & Intellectual Property

Website text, designs, logos, images, and other materials belong to us or their respective owners. You may view and use the website for your own property inquiry and personal reference.

You may not reproduce, republish, sell, or commercially exploit our content without permission, except as permitted by law. These Terms do not transfer ownership of our trademarks or other intellectual property to you.

9. Professional Advice, Disclaimers & Responsibility

Information provided through our website or in connection with an offer is intended to help you understand your property, selling options, and the proposed transaction. We may recommend a selling option based on the information you share and our evaluation of your property. Our recommendations and explanations do not replace independent legal, tax, or financial advice. You should evaluate the proposed terms and consult advisors of your choosing before deciding how to proceed.

We work to keep the website useful and current, but we do not guarantee that all content is complete, accurate, or up to date, or that the website will always be available or free from errors. To the extent permitted by law, the website and its informational tools are provided “as is” and “as available,” without warranties of any kind.

To the extent permitted by applicable law, we are not responsible for indirect, incidental, special, or consequential losses arising from your use of the website or reliance on its general informational content. This provision does not limit rights or liabilities that cannot lawfully be limited, and does not replace obligations in a signed transaction agreement.

10. Updates & General Terms

We may update these Terms and will post the revised version here with an updated date. Material changes will apply prospectively, with additional notice or agreement where required by law. Changes to these website Terms do not amend an existing signed transaction agreement.

Texas law governs these website Terms, except where applicable law requires otherwise. If a provision cannot be enforced, the remaining provisions continue to apply to the extent permitted by law. Our decision not to enforce a provision on one occasion does not waive it for other occasions.
